RE:FC2019-65 Parcel Plat of Harley Acres

DISCUSSION:

The applicant Pro-Stake, LLC., is requesting to plat Harley Acres. The property is located at 1543 Raceway Dr., Finney County, KS. The property is currently zoned “L-R” Low-Density Residential District and allows truck parking for one (1) truck and one (1) trailer with a Conditional Use Permit. The parcel plat contains two (2) lots, Lot Two (2), Block One (1) will contain 3.30 +/- acres, and Lot One (1), Block One (1) will contain 3.00 +/- acres. Lot Two (2) Block One (1) has an existing house on the property, and Lot One (1) Block (1) will be for a future house. A fifty (50) ft. access easement across Lots One (1) and Two (1) of Block One (1) have been established and will give access to the lot directly west of Lot Two (2), Block One (1).

The 2nd submittal of the parcel plat was presented for review on September 18, 2019, and no major concerns were declared.

ALTERNATIVES:
  1. The Governing Body may approve the parcel plat.
  2. The Governing Body may not approve the parcel plat.
RECOMMENDATION:

Staff recommends approval of the parcel plat contingent to the plat meeting the minimum requirements of the subdivision regulations.

PLANNING COMMISSION RECOMMENDATION: The Planning Commission recommend approval of the parcel plat at the September 19, 2019 meeting.
